TRANSMITTAL PUBLIC HEARING NOTICE*

 

As part of the review process, transmittal public hearings are held before the Orange County Local Planning Agency (LPA) and Board of County Commissioners (BCC) to determine whether or not the request is sent to the Florida Department of Community Affairs for their review.  If adoption hearings are held for this request, you will receive a separate notice.  Public hearings are held in the Commission Chambers on the first floor of the County Administration Building located at 201 S. Rosalind Avenue, Downtown Orlando.

Q:  How can I participate in the review process and find out more information about the request?

Attending the community meeting is the first opportunity you have to hear from the applicant and comment on the request. Public comment is also accepted at all public hearings.  If you are unable to attend hearings, written comments can be submitted to the Orange County Planning Division, Post Office Box 1393, Orlando, Florida 32802, faxed to (407) 836-5862, or emailed to planning@onetgov.net.   You may also obtain property information by accessing the Orange County Property Appraiser's website at www.ocpafl.org.  For a detailed description of the review process visit the Orange County website at orangecountyfl.net.

 

Q:  What type of development or activity could take place on the subject site today?

Currently, the subject property has several future land use designations, including: Rural Agricultural, which allows for the development of 1 dwelling unit per 10 acres; Low Density Residential, which allows up to 4 dwelling units per acre; Low-Medium Density Residential, which allows up to 10 dwelling units per acre; and Activity Center Residential, which allows up to 30 dwelling units per acre.  The property is currently zoned R-1A and R-CE, which allow for the development of residential lots ranging in size from 7,500 square feet (R-1A) to 1-acre (R-CE).

 

Q: What type of activity could be considered if the request were adopted by the Board of County Commissioners?

The requested Planned Development future land use designation, would allow for a mixture of land uses including single family residential homes and townhouses as well as commercial and office development. The Planned Development future land use designation requires that the property be rezoned to a P-D zoning district prior to development.  This district enables the ability to apply any conditions and restrictions deemed necessary by the Board of County Commissioners.

 

Q:  What are Future Land Use designations?

Future Land Use designations are long-range (20-year) planning categories that generally describe the types of activity or development that can be considered on property located in Orange County.  These designations indicate the allowable residential density (number of units per acre) and intensity (square footage of non-residential development).  Future land use designations are adopted as part of the County's 2000-2020 Comprehensive Policy Plan and overseen by the State.

 

Q:  What are Zoning districts?

Zoning districts are more descriptive planning classifications, but must be consistent with Future Land Use designations. Zoning districts regulate specific uses, building size, setbacks and parking requirements.

 

Q:  What is the Urban Service Area (USA) and is the subject site located within it?

The subject site is located in the USA, which consists of those lands within Orange County where urban development patterns exist or are planned.
